Golden Visa

Residency in Greece through property

The Greek Golden Visa gives non-EU citizens and their families a five-year, renewable residence permit when they buy qualifying property. Here is how it works — in plain language.

Why €250,000

Converted buildings are the exception

To bring unused offices and shops back into the housing stock, Greece applies a €250,000 threshold to buildings that are fully converted from commercial to residential use — even in central Athens.

Conditions apply: the conversion must be completed and registered, the purchase paid through a Greek bank, and the apartment may be let long-term but not as a short-term holiday rental.

Questions

Frequently asked

Can I work in Greece with a Golden Visa?

The permit allows you to live in Greece, but not to work as an employee. You can own shares in a company and receive investment income.

Do I have to live in Greece?

No. There is no minimum stay to keep the permit, as long as you keep the property.

Can I rent out the apartment?

Yes, on a long-term lease. Short-term holiday rental is not allowed for Golden Visa properties.

What happens if I sell?

The permit depends on owning the property. If you sell, your permit ends; the new owner can apply in their own right.

Does it lead to citizenship?

Citizenship requires years of actual residence and other conditions; owning a Golden Visa property alone does not lead to citizenship.

Can I use a mortgage?

Financing rules for Golden Visa purchases are strict and depend on the bank and the law in force. Ask us and your lawyer about your case.

How long does it take?

Usually several months from choosing an apartment to holding the permit. Preparing documents early shortens the process.
